These Terms and Conditions govern the use of Villa Alfa and the booking process provided by Alfa Strategy d.o.o., headquartered at Vilima Korajca 43, 10000 Zagreb, Croatia. The villa is located at Ivice Drmića 12, 53244 Sveti Rok, Croatia. By booking and using our villa, you agree to the terms outlined below.

• Capacity: Villa Alfa can accommodate up to 8 guests.
• Minimum Stay:
– 3 nights throughout the year
– 7 nights in July and August
• Booking Confirmation: 100% payment of the price of the acoomodation that is given upon reservation confirmation is required to confirm the booking.
• Refunds are only possible in exceptional circumstances that are considered force majeure.
• Check-in: From 17:00.
• Check-out: By 10:00.
• Early check-in or late check-out may be available upon request, subject to availability.
• All prices are listed in euros and include VAT, tourist tax, and final cleaning.
• The algorithm changes prices and the price that the guest received on the reservation confirmation is always valid.
• Payments can be made via bank transfer to IBAN: HR0723900011101295841 or other methods provided during booking
• Smoking is not allowed inside the villa, except in the cigar lounge (located in the basement).
• Pets up to 10 kg are allowed with an additional charge of €20/day.
• For stays with pets, bachelor or bachelorette parties, and events, deposit is subject to increase.
• For stays with pets, parties and events are not allowed without prior approval. Please send an inquiry.
• The property must be used responsibly. Any damage to the property or its contents will be charged to the guests.
A refundable security deposit of €1500 is required upon reservation or upon arrival. The deposit will be refunded after departure, provided there is no damage to the property.
• Alfa Strategy d.o.o. is not responsible for personal injuries, theft, or loss of belongings during your stay.
• Guests are responsible for their own safety and the security of their belongings.
• The villa features a heated indoor pool, sauna, indoor jacuzzi, fully equipped kitchen, and spacious living and dining areas.
• The outdoor area includes a barbecue and a firepit.
• Closed garage, additional parking spaces, and an electric vehicle charging station are available.
These Terms and Conditions are governed by Croatian law. Any disputes will be resolved in Croatian courts.
